What is a home’s energy certificate?

The Energy certificate for a home is an official document that provides information on a property’s energy efficiency level.

It has been mandatory for selling or renting a property in Spain since June 1, 2013, as established by Royal Decree 235/2013.

This certificate details the estimated energy consumption and CO₂ emissions. The home receives a rating ranging from A (most efficient) to G (least efficient). Additionally, recommendations are included to improve the property’s energy efficiency.

For more information, here’s a video in which Certicalia discusses what an energy certificate is:

Example of a home’s energy certificate

Summarizing the previous paragraph, a home’s energy certificate contains:

  • Data on the property in question
  • Overall energy rating
  • Estimated annual energy consumption (kWh/m²)
  • CO₂ emissions
  • Recommendations for improvement (such as: changing windows, using aerothermal energy, insulating certain areas, etc.)

An example of a home energy certificate would be the following:

In modern or recently renovated homes, it is common to obtain A or B ratings. You can check it out in all of our move-in developments in Valladolid.

On the other hand, many older homes without energy improvements tend to have E, F, or G ratings.

Why is the energy efficiency certificate important?

The energy efficiency certificate is not only a legal requirement, but is also useful for understanding a home’s energy performance. This report can influence a potential buyer or tenant’s decision to buy or rent, as a good rating means lower energy consumption and, therefore, less monthly utility bills for the tenant or fewer home improvements for the buyer.

Requesting a home energy certificate in Valladolid

To request an energy certificate for a home, you must contact a certified technician (architect, technical architect, or engineer) who is qualified. This professional will visit the home, collect data on the insulation, orientation, heating or cooling installations, and prepare the technical report. Once completed, this report must be registered with the competent authority in Valladolid, which is done through the Regional Government of Castile and León. Normally, the same technician does it all.

Phase Who makes it? What does it consist of?
1. Preparation of the certificate Certifying technician (architect, technical architect, or licensed engineer) Visits the home, collects data on insulation, orientation, and installations.
Calculates energy consumption and CO2 emissions.
Issues the technical report and the A–G label.
2. Regional Registry Normally the same technician (or the owner, if preferred) Submit the certificate electronically to the official registry of the autonomous community (in Valladolid: Junta de Castilla y León).
Pay the fees.
The document is validated with the registration number and date.

What happens if I don’t have an energy certificate?

Not having the certificate can lead to administrative sanctions and also invalidates the sale or rental of the property according to current regulations.

Can I improve my home’s energy rating?

Of course. As we discussed in our previous article “How much is my house worth?“, it is one of the factors that influence the rental or sale price, apart from others, which we invite you to discover by reading the article.

Some simple improvements that can help you obtain the most favorable energy certificate for your home are:

  • Replacing old windows with thermally broken ones.
  • Using efficient air conditioning systems such as aerothermal heat pumps, condensing boilers, etc.
  • Installing solar panels or self-consumption systems.
  • Insulating facades or roofs.
